Our Services

Buyers’ Inspections
Buying a home may be the biggest investment you will ever make. Academy Home Inspections, LLC will provide you with a thorough and thoughtful evaluation of the intended home. After the inspection, a full narrative report describing the home and property, along with any deficiencies observed during the inspection will be emailed to you, usually within 24 hours. Allow my experience to add confidence to your purchase.
Sellers’ Inspections
A Seller’s Home Inspection lets you see your home through the eyes of an unbiased third-party, so you can price your home to best advantage. A Seller's Inspection gives you the advantage of learning of any issues I may find with your home and also gives you the time to source competitive repairs or adjust your sale price accordingly. This service helps you avoid the possibility of last minute inflated repair estimates. Having advance notice of any defects or deficiencies gives you the ability to hire a contractor of your choice, or to price your home with repair costs taken into account.
As with Buyers' Inspections, a full narrative report describing the home and property, along with any deficiencies observed during the inspection will be emailed to you, usually within 24 hours.
Costs
Home inspections with a full narrative report begin at $550.00
Radon Testing is available for $100.00 (when performed with the inspection)
Water testing is available – call for a quote
I am not the lowest cost inspection company, nor am I the highest. When you consider my extensive experience coupled with the investment I have made in tools, software, training and continuing education my rates are very reasonable. While I may only be at the home for a few hours, on average I spend another 6 to 8 hours reviewing my photographs and notes and preparing your report. Do you really want to find the lowest cost inspector to inspect what may be the largest purchase you will ever make? A professional home inspection can potentially save you more than the cost of the inspection and provide peace of mind at the same time. Also, remember that I am happy to answer any questions that you might have during the inspection as well as at any time in the future. Put my knowledge to work for you.
What does your home inspection include?
I report on visible conditions in readily accessible systems and areas of the home, including:
What To Expect When You’re Inspecting:
A professional home inspection can be a time consuming process, which will vary based on a number of factors including, but not limited to: size of the home, age of the home, construction type, accessibility, and level of workmanship. A typical home inspection will see me on site for 2 to 5 hours, and sometimes even longer, depending on the factors listed above.
My preferred inspection method is to address the home in sections. I typically start with the exterior and then move to the interior. Upon entering the interior, I will go through the entire house to photograph every room and get a “feel” for the home. Next, I inspect one specific section at a time; typically this is done one floor at a time and usually starts at the highest level of the home. After I finish inspecting a section, I then walk the area with you so that we can review my findings and answer any of your questions before I move on to inspect the next section. I find this method of performing the inspection to be the most effective and beneficial to you because:
Alternatively, you can accompany me throughout the entire inspection.
I have had 100% positive response to my preferred inspection method, but ultimately, the choice is yours.

- It allows me to devote my undivided attention to the home and the inspection process during the inspection and then allows me to turn my undivided attention to you during the review process.
- It gives you time to explore the home, take any measurements you may need, and formulate any questions that may arise during your exploration.
- Most people lead busy lives these days and this method allows you, if you wish, to arrive an hour or so after I do, which takes less time from your day while still providing the information that you need. (At least one broker or, in the case of a private sale, the seller would need to be at the home during the inspection.)
Alternatively, you can accompany me throughout the entire inspection.
